It is a project for people over 60 years of age, belonging to social-economical ranging 4, 5, and 6, who wish to live in a community, outdoors, and in peace. It is intended to create a space of 52 homes offering comprehensive recreational services, wellness programs, recreation areas, a temple, a beauty salon, a veterinary, and many other areas. However, the most outstanding is its health services with the possibility of alternative medicine and ambulance availability. The project will be developed in the Sopota village of Villa de Leyva, only 6.2 km away and 16 minutes by car from such municipality. In turn, it is emphasized that this territory is considered a colonial place with excellent climatic and environmental conditions. There are no places like the one described above, despite belonging, according to DANE, to the department that occupies the 5th place with the elderly population in Colombia. Nevertheless, the market opportunity arises considering the previous information and the World Report on Aging and Health (IMES), where Margaret Chan, former director general, expresses that the aging of the population is accelerating. For the first time in decades, it has been seen that most people live over 60 years of age (World Health Organization, 2015), which leads us to build healthy and adequate environments for this population, changing the concept of deterioration for years instead of active aging. This project will be carried out with strategic alliances, currently having a land of 26,510 square meters for the architectural design and project plan. It seeks to finance the project through business groups, partnerships with construction companies, taking a loan as Leasing, or finding a place to rent and adapt. The financial evaluation was carried out. It was concluded that the project is feasible, obtaining an IRR (Investment Return Rate) in construction mode of 22.49% in a 10-year time horizon and an IRR of 29.48% in leasing mode. The complete and structured idea is developed under the construction modality in this project.
