dc.descriptionThe influence of crimes against people's life and health and their assets on real estate rentals has been little studied in Colombia, as a result of the scarcity of information on the real estate sector and the lack of interest of researchers. For this reason, this analysis attempts to establish in percentage terms the incidence of crime on housing rents in Medellín and to show its negative influence, not only in terms of social welfare but also in monetary terms for property owners. The methodology used was geographically weighted regression (GWR), which allows for obtaining better results than traditional methodologies, in addition to the fact that it allows the generation of coefficient surfaces, which is not the case with the traditional econometric methodology. The information used in the study was obtained from the Lonja de Propiedad Raíz de Medellín y Antioquia, while the data corresponding to crimes committed in the city was downloaded from the web page datosabiertos.gov.co. The most important finding resulting from this analysis is related to the fact that the crimes mentioned deteriorate notoriously the rental market in the city, by contracting the rents that future tenants are willing to pay.
dc.descriptionEl influjo de los crímenes contra la vida y salud de las personas y contra sus activos en el arrendamiento de bienes inmuebles ha sido poco estudiado en Colombia, como resultado de la escasez de información sobre el sector inmobiliario y del poco interés de los investigadores. Por tal motivo, este análisis trata de establecer, en términos porcentuales, la incidencia del crimen en los alquileres de las viviendas en Medellín y mostrar su influencia negativa, no solo en términos de bienestar social, sino también en términos monetarios para los propietarios de los inmuebles. La metodología utilizada fue la de regresión ponderada geográficamente (gwr), la cual permite obtener mejores resultados que las metodologías tradicionales, además de que permite generar superficies de coeficientes, lo que no sucede con la metodología econométrica tradicional. El hallazgo más importante, resultado de este análisis, está relacionado con el hecho de que los delitos enunciados deterioran notoriamente el mercado de arrendamientos de la ciudad, al contraer los cánones que están dispuestos a pagar los futuros inquilinos.

Por essa razão, esta análise tenta estabelecer em termos percentuais a incidência do crime no aluguel de casas em Medellín e mostrar a influência negativa dela, não apenas em termos de bem-estar social, mas também em termos monetários para os proprietários de imóveis. A metodologia utilizada foi a regressão geograficamente ponderada (gwr, na sigla em inglês), que produz melhores resultados do que as metodologias tradicionais, além de permitir a geração de superfícies de coeficiente, o que não é possível com a metodologia econométrica tradicional. As informações utilizadas no estudo foram obtidas da Lonja de Propiedad Raíz de Medellín y Antioquia, enquanto os dados correspondentes aos crimes cometidos na cidade foram baixados do site datosabiertos.gov.co. A descoberta mais importante resultante dessa análise está relacionada ao fato de que os crimes acima mencionados deterioram significativamente o mercado de arrendamento da cidade, reduzindo os valores que os futuros inquilinos estão dispostos a pagar.
