dc.description.abstractWith the advance of the urbanization process, population growth and urban centers development, it became even more presente the process of real estate development. With the real estate market heating up, the knowledge about real estate development became even more present to civil engineering at the labor market, once it is prerequisites to construction of so many types of real estate constructions that are marketed on the architecture blueprint. During this paper, it was described the necessary procedures to the realization and obtaining real estate registration, beginning from the processes since the land aquireand the joint of enrollments. Beyond that, it was presented the steps including the architecture Project development, doing the cost analysis of the Project at the same time that it is chased the best improvement of the land and the best economic viability. At the end, the procedures that are necessary together with the town hall and the real estate registry to do the incorporation protocol. In that way, the legal analysis of the business is sought around the enterprise that it is going to be developed in order to guarantee a solid business. In this paper. beyond the explanation of how it is structured one real estate development, it was be presented, by the author’s point of view, the importance of the knowledge about real estate development to civil engineering, seeking out engineers aware of all the necessary procedures including the obtaining of the number from the real estate register. At the end of the paper, as the subject of real estate development is in constant change since the dinamics of the real estate market, the author emphasizes the need of the civil engineers to be aware of the new marketing trends and real estate development, in order to optimize their professional behave.
