El presente plan de negocio consiste en la creación de una empresa consultora de eficiencia energética en el sector residencial de la ciudad de Guayaquil, la cual responde a la demanda del sector urbano para la mejora en mecanismos para el ahorro energético, gestión de la demanda y uso de fuentes alternativas de ahorro. Teniendo como beneficios: El ahorro económico e impactos positivos al medio ambiente, contribuyendo al desarrollo de las empresas inmobiliarias y los respectivos clientes residenciales. Dentro de este contexto se analiza en los primeros capítulos los temas de realidad nacional e internacional de eficiencia energética y estudios de soporte para la creación de una empresa auditora. Además, los marcos conceptuales, teóricos y legales o regulatorios que benefician a la optimización de consumo de energía eléctrica; ya sea, por uso final o inclusión de energías alternativas. Se utiliza un enfoque mixto de investigación, explicando las herramientas a usar como entrevistas y encuestas. También se analiza el entorno macro, con las diferentes matrices porterianas, que explican los resultados obtenidos destacando el análisis FODA. Se explica el diagrama organizacional del plan de negocio en la empresa auditora demostrando el mapa de proceso, planes de marketing y financiero. En este último, se obtiene una proyección de la situación financiera y resultados esperados durante los cinco años posteriores a la creación de la Empresa. Como resultado de este análisis se obtiene que el proyecto genera un VAN de USD 63.532.74, una TIR de 34.03% y el tiempo de recuperación es de cuatro años, con esto se establece que el proyecto efectivamente es rentable, viable y sostenible en el tiempo.This business plan consists of the creation of an energy efficiency consulting company in the residential sector of the city of Guayaquil, supplying the need in the urban sector in terms of energy savings, demand management and the use of alternative sources of savings. Having as benefits: Economic savings and positive impacts on the environment, contributing to the development of real estate companies and the respective residential clients. Within this context, the issues of national and international reality of energy efficiency and support studies for the creation of an auditing company were analyzed in the first chapters. In addition, the conceptual, theoretical, and legal or regulatory frameworks that benefit the optimization of electrical energy consumption, either by end use or inclusion of alternative energies. The different types of research are exposed and the type to be considered in the degree work is chosen, explaining the tools to be used such as interviews, surveys, and questionnaires. The macro environment is also analyzed, with the different porterian matrices, which explain the results obtained, highlighting the SWOT analysis. The organizational diagram of the business plan in the auditing company is explained, showing the process map, marketing and financial plans. In the latter, a projection of the financial situation and expected results during the five years after the creation of the Company. As a result of this analysis, it is obtained that the project generates a NPV of USD 63,532.74, an IRR of 34.03% and the recovery time is four years, with this it is established that the project is effectively profitable, viable and sustainable over time.
