n the intermediate cities of Latin
America, renewal arises with the
introduction of high-rise buildings as a
response to the city's expansion
problems. However, the maximum
buildability allowed for some sectors of
the city increases the price of land, so the
objective of this research is to determine
the correlation between the price per
square meter of land and the trend
toward high-rise growth.
To meet this objective a quantitative
analytical methodology based on data
interpolation is applied to determine the
degree of correlation between variables,
which are evaluated and classified
according to the level of correlation.
When correlating the variables involved,
it is determined that building height is not
the factor that most influences the price
per square meter of land since this is the
result of the imbrication of a set of factors
that generate a spatial dynamic from
which the well-known urban rents are
derived. However, due to the high rates
of buildability there is a weak positive
correlation between the price per square
meter of land and the height of buildings.
High-rise buildings do condition the price
per square meter of land. However, other
factors denote a dynamic strongly linked
to the land market. Therefore, public
policies should be developed to control
and regulate the urban land market in
sectors destined for high-rise buildings,
motivating urban development models
based on densification.
