Resumen
Faced with a competitive and demanding market, the construction companies of social housing social in Brazil have been driven to greater control in productivity, since this has become a basic need for many companies. However, although the companies that participate in this segment of the market use the Brazilian Program for Quality and Productivity in Habitat (PBQP-H), we can note the presence of several managerial and operational failure of productivity. In this context, the main objective of this research is to analyze the management procedures used to improve productivity in projects of social housing in the city of Curitiba, using multiple case studies. To obtain the data, a qualitative research was carried out with three companies. Through the application of a semi-structured questionnaire we observed the fundamental guidelines administered by companies, such as management, production, costs, labor and materials. This set of factors made it possible to analyze the main failures along the management processes that can influence productivity through the application of the cause and effect diagram. In turn, the characteristics of the companies were compared in order to identify the most relevant critical points. Based on the prioritization of failures and the comparative study among companies, it was possible to systematize recommendations and practical management measures to improve productivity in the construction of social housing projects. It is thus quite advantageous for a more articulated management, keeping the focus
on productivity control.
