Uma comparação entre investimentos em renda fixa e investimento em imóveis no Brasil de 2002 até 2015

Abstract

This study presents a comparison between the result of an investment in fixed income indexed with CDI against the result of an real state investment. Trough this comparison it sought to understand which investment had the best result as of 2002 to 2015. To estimate an income of one fixed income investment it was used the CDI. And to estimate the result of a real state investment the IVG-R index was utilized, and also the average of rent calculated by FipeZap. It was calculated with the gathered data the standard deviation of each investment option, seeking to best understand what is the risk involved in each option. The results encountered in this study indicates that investing in real state is riskier them to invest in fixed income. Although investing in real state as a result of the renting income may be more profitable in terms of IRR, even with a final accumulated value bigger with the fixed income.
