| dc.description.abstract | Considering the visible process of development that Camobi presents, together with the excellent moment that real estates are presenting, this study tries to analyze the land value within the limits of Camobi, in the context of growth and development, relating to the factors that influence the current appreciation of the local soil. The aim of this study is to identify, quantify and qualify land of Camobi - Santa Maria, by mapping the real estate valuation relating its possible causes. This research was carried out between the coordinates 29 °42'00 "of south latitude and 53 ° 39'57" of west longitude, having focused on the urban area, in order to study the urban growth on the real estate valuation. This study was carried by using bibliographic methods, combined with in loco analysis, photographs, surveys with the help of real estate, use of GPS receiver - Garmin Etrex Legend H, satellite images and maps in general, these ones with the use of software such as: Google Earth Pro , Photoshop CS3, CorelDRAW X3, GPSTrackMaker and AutoCAD 2008. Then, it was found 22 plots available for sale in Camobi, making possible an analysis of different variables within the neighborhood, which instigate the valuation of m² per unit area, and also possible to understand the appreciation of the local soil. It was concluded that the environment of Camobi presents visible growth and development, with a different real estate appreciation due to factors such as proximity to major routes and facilities, difference in area total, allotment which is located in, among others. | |
