| dc.description | El presente estudio se realizó con el objetivo de determinar la factibilidad del proyecto hotelero Latitud 15º, orientado al segmento del turismo de negocios en la ciudad de San Pedro Sula, la investigación cuenta con cuatro estudios: mercado, técnico, organizacional y financiero. Como parte del estudio de mercado se aplicaron encuestas para conocer la opinión de las personas sobre el turismo de negocios y sus variables y se realizó una entrevista a un experto en el tema turístico, además se analizó el micro y macro entorno y se propuso un plan para la comercialización del hotel. En el estudio técnico se describieron la misión y visión del hotel, el análisis FODA y una descripción de las instalaciones, también se presentaron los planos de la distribución de los pisos y áreas del hotel, el estudio organizacional presenta el organigrama de puestos y una descripción de funciones y actividades, igualmente se describen los procesos de contratación y capacitación del personal, y como último punto de la investigación, se realizó un análisis financiero del proyecto en dos escenarios, el proyecto puro el cual reflejó una VAN de L 4,151,066.08 y una tasa interna de retorno sobre la inversión del 15%, en el escenario del proyecto financiado se reflejó una VAN de L 6,212,582.55 y una tasa interna de retorno del 26%, el cual demuestra la factibilidad de la inversión en ambos escenarios. Como se determinó mediante los estudios que forman parte de la presente investigación el turismo de negocios representa un mercado potencial en la ciudad de San Pedro Sula abriendo nuevas fronteras en el desarrollo de nuestro país. | |
| dc.description | The objective of the following study was to determine the feasibility of a Hotel Project Latitude 15º, aimed at business tourism in the city of San Pedro Sula. This investigation includes four segments: market, technical, organizational and financial. As part of market research, surveys were applied to know the actual perception on business tourism and its components, an interview with an expert in the field in Honduras, and an analysis on the of the micro and macro environment which lead to our proposal on how as well as a plan to propose hotel commercialization. The technical segment describes the mission and vision of the hotel, SWOT analysis and description of the facilities, also included are the distributions plans of the floors and areas of the hotel. The organizational analysis presents the hotel´s structural flow charts, and a description of the functions and activities of each position, and the hiring and training process involved. The financial segment describes the profitability of the project under two scenarios. Without external funding, the project has a NPV of L 4,151,066.08 and a IRR of 15% over initial investment. The scenario that utilized external funding presented a NPV of L 6,212,582.55 and an IRR of 26%, which demonstrates the feasibility of the investment for both scenarios. These results along with the other studies present in the analysis demonstrate a potential market in the City of San Pedro Sula which opens up new frontiers for development in our country. | |
