Urban verticalization is a socio-spatial process inserted in an economic, political and
cultural structure, in different historical times and geographical spaces, resulting in
vertical urban forms, which may have residential, or tertiary, or mixed functions, with
different socio-spatial representations. The verticalization process in Natal, capital of
the state of Rio Grande do Norte (RN - Brazil), began in the 1970s and expanded in
the following decades. In the 1980s, the urban overflow of Natal began to occur in
the neighboring municipalities: Parnamirim, Macaíba, São Gonçalo do Amarante and
Extremoz. The verticalization process in Parnamirim, in the Metropolitan Region of
Natal, is more intense in the district of Nova Parnamirim. This fact led us to ask: is
the verticalization process in Nova Parnamirim a product of the urban overflow in
Natal? From this question we aim to understand the overflow of the verticalization
process from Natal to the district of Nova Parnamirim, apprehending the urban
overflow and the verticalization process, knowing the overflow of the Natal
verticalization process for the municipality of Parnamirim, understanding the process
of verticalization perceived in the district, and knowing about the process of relational
verticalization in Nova Parnamirim. To achieve these objectives, we conducted a
bibliographic search, a documentary search and a field research. The results showed
that the overflow of the verticalization process from Natal to Parnamirim started in the
1990s, and continues more intensely in Nova Parnamirim. The urban verticalization
perceived in Nova Parnamirim has two phases. In its first phase (1997-2008), the
verticalization of this district was characterized by the architectural construction of tall
buildings without apartments on the roof and without apartments on the ground floor.
In this phase, there was also the unanimous participation of local developers, based
in Natal. In the second phase (2008-2020) of the verticalization of the Nova
Parnamirim disctrict, the tall buildings started to be built with duplex apartments on
the roof and with apartments on the ground floor. In addition, in this second phase,
there was an expressive participation of international developers, in addition to
national developers with foreign capital. In this second phase, there was also the
decentralization of the modern tertiary of Natal that overflowed to Nova Parnamirim,
where shopping centers, strip malls, food truck squares, national and international
hypermarket chains, supermarkets, department stores and local store branches were
installed. on the main avenues - Abel Cabral, Maria Lacerda and Ayrton Senna.
Regarding urban relational verticalization, real estate developers represent and
conceive the Nova Parnamirim as district of Natal's “South Zone” in their advertising
pamphlets. In turn, the residents of tall buildings conceive, when buying or renting the
apartment, the use of the leisure areas of the condominium, but, in most cases, they
do not experience them. These residents experience and use the urban space of
Natal and the district itself with medium and high intensity, using the urban space of
Parnamirim with little or no intensity. Thus, we prove the hypothesis raised that the
verticalization process in Nova Parnamirim is the product of the urban overflow from
Natal to the municipality of Parnamirim
