Manutenção predial de hotéis: estudo de caso em um empreendimento na Via Costeira de Natal/RN

Abstract

Building maintenance is essential to guarantee the performance levels of a building's systems, essential for the success of a hotel enterprise, whose main objective is to meet the user's requirements. In Natal, the main hotel hub is located on Via Costeira, a region of strong marine aggressiveness, which can cause deterioration and reduce the service life of buildings, increasing the need for maintenance with proper planning and execution. However, hotel enterprises have a series of characteristics that hinder a maintenance operation, such as the high turnover of guests, the constant flow of people and equipment and the need for maintaining a good building appearance. In this scenario, this work aims to identify the building maintenance procedures of the Imirá Plaza Hotel & Convention, analyzing the database of the maintenance management system of the hotel itself and, based on this analysis, to detect improvement posibilities and suggest measures of relevant contribution to the hotel management.
