Resumen
The construction industry is very important in the Brazilian economy, since it has a
huge participation in its GDP (Gross Domestic Product), with a high volume of financial
resources mobilizing the productive chain of the sector, and therefore is one of the sectors
responsible for the generation of many jobs and should remain stabilized to ensure the
country's growth. Due to the constant changes of the sector and the advance in the production
of buildings, it has been demanded more and more quality of the same, and in this context it
appears to the norm of ABNT NBR 15575:2013 "Performance of Housing Buildings", or as it
is popularly known, Performance Standard, whose main objective is to restructure the
industry through its minimum performance requirements. According to the standards NBR
5674:2012 - "Maintenance of buildings", NBR 14037:2014 - "Guidelines for the elaboration
of manuals for the use, operation and maintenance of buildings - Requirements for elaboration
and presentation of contents", NBR 16280: 2015 - Reform in buildings - System of
management of reforms - Requirements "and EC 02-140.02:2012 -" Inspection of buildings
"are correlated with the performance of the buildings it is imperative that they are periodically
revised. The objective of this study is to analyze the mentioned norms, studies and research on
the performance of residential buildings and the importance of maintenance in guaranteeing
performance over time, showing the stakeholders, especially those directly and indirectly
involved in the maintenance of the mandatory planning, execution and control processes,
which are the evidences of the accomplishment of the maintenance actions by the local
conservation team, by a qualified or specialized company, in order to make it possible to
reach the conditions that allow greater effectiveness and efficiency in the execution and
maintenance of works.
