Consolidando el vacio : proyecto de renovación urbana en San Luis

Abstract

El siguiente es un documento que describe el proyecto de grado de arquitectura que tiene como propósito el desarrollo de vivienda en el centro del barrio San Luis. Este barrio ha venido creciendo de manera informal a través de los años. Esto llevó a que ocupara cada vez más el territorio a sus alrededores, resultando así en la invasión en los predios con usos rurales o las rondas de las quebradas Morací, Puente pierda y Pozo claro, llegando al punto de estar en el borde contra el páramo. La propuesta urbana San Luis verde, pretende buscar la manera de frenar esta expansión urbana, a través de una estrategia que se basa en liberar zonas de invasión tanto en la ruralidad como en las zonas de reserva y densificar la parte central del barrio con mayor número de viviendas y diferentes usos. Es gracias a lo anterior, que nace el proyecto "Consolidando el vacío". Un proyecto de vivienda ubicado en una de las manzanas que se encuentran en la parte central del barrio y en el que se busca reasentar las personas en zonas de manejo y protección alrededor de las quebradas. A partir de esto, la intervención en la manzana se define a partir de identificar los grados de consolidación de las construcciones, las edificaciones a demoler y el vacío que resulta de las acciones de conservar y demoler. La nueva vivienda tiene en cuenta las diferentes tipologías edificatorias que hay en la manzana, para rescatar estas características que se presentan como la vivienda multifamiliar en altura con acceso a pisos superiores desde la calle y las actividades comerciales en primer piso hacia el antejardín y la calle. El proyecto retoma los aspectos propios del lugar, los reinterpreta y produce espacios de interacción social. El proyecto cuenta con un total de 61 viviendas, repartidas en toda el área de intervención.

The new housing takes into account the different building typologies that exist in the block, to rescue these characteristics that are presented as multifamily housing in height with access to upper floors from the street and commercial activities on the second floor facing the front yard and the street.
