| dc.description | En este trabajo se hace una revisión de las teorías clásica y neoclásica de la renta de la tierra. Siguiendo este último enfoque se introduce el factor tierra a una función de inversión para la firma agropecuaria y se analizan las consecuencias que sobre el uso de los factores de la producción pueden tener las expectativas de ganancias de capital. Los resultados del modelo teórico son utilizados para formular una hipótesis sobre el comportamiento con respecto a la intensidad en el uso de la tierra por parte de propietarios y arrendatarios en la Pampa húmeda argentina. Ganancias de capital esperadas a causa de incrementos en el valor real de la tierra tienen para el propietario el mismo efecto que una disminución en el precio corriente de la tierra esto es una substitución de los otros factores por tierra. Por otra parte los arrendatarios no tienen mecanismo alguno a su disposición que les permita apropiarse de esta ganancia y por lo tanto deberían cultivar la tierra en forma más intensiva. | |
| dc.description | In this paper a revision is made of classical and neoclassical land rent theories. Following the latter approach land is introduced in an investment function for the rural firm and the consequences that expectations of capital gains may have on the use of resources are analyzed. The results obtained from the theoretical model are used to formulate a behavioral hypothesis with respect to the intensity in the utilization of the land resources by tenants and owner operators in the Argentine humid Pampa. Expected capital gains due to expected increases in real prices of land have the same effect for owner-operators, as a reduction in the current price of land, i.e. substitution of land for other production factors. On the other hand tenants do not have at their disposal any mechanism to appropriate these gains and thus farm their land in a more intensive fashion. | |
