En esta investigación se analizó la pre factibilidad de construir un edificio de apartamentos dentro del campus de UNITEC en Tegucigalpa como resultado de la necesidad de un lugar donde vivir para los estudiantes del interior del país que buscan un lugar seguro, cómodo, confortable, cercano y accesible para vivir mientras realizan sus estudios en dicho centro universitario. Para ello, se elaboró como instrumento una encuesta que indica las principales características que debe tener dicho edificio para cumplir con las expectativas de los estudiantes y futuros residentes y entrevistas a las autoridades de UNITEC donde se conoció su opinión sobre la posible construcción de un edificio de apartamentos. El estudio técnico donde se identificó la ubicación física del edificio y la distribución del espacio de cada apartamento y áreas comunes, adicionalmente el análisis financiero donde se evaluaron los indicadores de rentabilidad y valor actual. Como conclusión la residencia universitaria es una necesidad para los estudiantes, abonando al cumplimiento de metas de la universidad orientadas a su estrategia como institución que le permitirá posicionarse como la mejor universidad de Centro AméricaIn this research we analyzed the feasibility of constructing an apartment building on the campus of UNITEC Tegucigalpa, as a result of the need for a place to live for the students that come from other towns outside the capital, who seek for a convenient, comfortable, friendly and accessible space to stay while they are studying at the university. To accomplish this investigation we made a survey as an instrument to help us identify the speciation of the students and future residents as well as several interviews with the authorities of UNITEC Tegucigalpa, in order to know their opinion of the possibility of the construction of this residence. The technical study, where the physical location and distribution of the space of each apartment and common areas have been identified and finally, the financial analysis indicated the profitability and current assessed value of the project. As a conclusion, the dorm is a necessity for the students contributing to the accomplishment of goals of the university oriented to their strategy as an institution that will allow UNITEC Tegucigalpa to position itself as the best university in Central America.
