Análisis de la Potencialidad y Gentrificación del uso del Suelo en el Marco de la Gestión Territorial del Sector Catastral José Joaquín Vargas Bogotá

Abstract

This document intends to give an analysis of the potentiality of land use in the José Joaquín Vargas cadastral sector of Bogotá D.C within the framework of territorial management, in view of three variables; the first in terms of the evolution of land value, as a multi-temporal approach to development in the area, and its valorization as a central site in the town of Barrios Unidos, taking into account its excellent geographical location. The second, recognizing high-rise development processes as a perspective for urban renewal, considering the good demand for habitat in the neighborhood, and the great investment opportunity for construction companies that can favorably profit from it; Complementing it with the current regulations and the urban perspectives that this can generate. And the third in terms of gentrification processes in social processes according to the housing perspective that can be felt, and social and sustainable development taking into account the viability of the projects to be presented without neglecting the feeling of the community.
