Estudio de factibilidad para la creación de una hostería ecológica en Playa Varadero, cantón Playas provincia del Guayas para incrementar el turismo en la zona

Abstract

El cantón Villamil playas es parte de la provincia del Guayas cuenta con lugares turísticos únicos, en donde el cliente puede visitar y disfrutar del mejor clima del mundo y divertirse en un ambiente natural junto a sus amigos y familiares para deleitarse con una extensa y variada gastronomía que brinda esta playa. Se analizaron los datos generales del cantón, sus aspectos geográficos, históricos, poblacionales e infraestructura. El propósito de este proyecto es realizar un estudio de factibilidad para la creación de una hostería ecológica en playa Varadero y así poder brindar un tipo de alojamiento con características ecológicas para el turismo sustentable. En el estudio de mercado se usaron herramientas para la investigación como el análisis de FODA el cual se obtiene mediante la realización de un estudio de Pestel, de las fuerzas de Porter y cadena de valor de los entornos internos y externos para obtener estrategias que permitan conseguir una ventaja competitiva para la puesta en marcha del proyecto. Se realizaron dos tipos de flujo de caja con financiamiento y otro sin financiamiento lo cual arrojó ciertos resultados que permitieron ver la factibilidad del negocio. Estos resultados fueron los siguientes con financiamiento el VAN $ 133.840,21 y el TIR de 44 %, y sin financiamiento VAN $276.130 y TIR 18%, lo cual permitió indicar que el proyecto es factible.

The canton Villamil is a part of the Guayas’ province, it has the unique tourist attractions which customer can visit and enjoy the best climate in the world and have fun in a natural environment with their friends and family, to enjoy an extensive and varied cuisine offered by beach. The general data of the canton were analyzed, its geography, history, population and infrastructure. The purpose of this project is to conduct a feasibility of study for the creation of an eco-lodge in Varadero’s beach, so we can provide accommodation with ecological characteristics for sustainable tourism. Research tools were used as SWOT analysis in market research which it is obtained by performing an study of Pestel forces and the chain’s value of internal and external environments, which allowed to achieve a competitive advantage for the implementation of the project. Two types of cash flow was conducted: the first is bank credit, the other is personal recourses, and it gives a certain results, which allow to see the factibility of the business. The results were the following: NPV is $ 133.840,21 and IRR 44%, and without credit NVP is $276.130 and IRR 18%, so we can analyze which project is feasible.
