This graduation project aims to provide an alternative of social housing in the city of Cuenca, that provides better features in architectural and comfort aspects by the inclusion of new technologies to improve the quality of life for users without neglecting the economic aspect. To fulfill these guidelines, this work has been divided into 4 chapters.
In the first chapter, there is an approach to housing and the different types related to those ones that meet the characteristics of social interest, for which issues such as the rights and obligations of the Ecuadorian state are discussed in terms of proper housing. Additionally, an approach with entities focused on the construction of social housing in the country and the city is carried out. Furthermore, a study of the growth of the city is performed by observing the characteristics of expansion and housing development to conclude with the analysis of housing shortage in the city.
The second chapter provides an analysis of two solutions of social housing in the city of Cuenca (Molinos de Capulispamba and Miraflores). The studies cover an approach to residential complex to proceed with an architectural analysis (formal, functional, technological conditions) ending with a study of comfort (thermal, lighting and acoustic). To do so, two houses of each project has been taken as reference.
In the third chapter, an approach is made to the prefabrication and the industrialized building systems, addressing the characteristics, types, and advantages they offer; in a specific way, three existing building systems are studied (Homi2, Hormypol and eterboard); additionally, verification tests (thermal and acoustic) are performed at the tested materials to see which of these ones better behaves regarding the specifications.
The fourth chapter concludes with the design of a proposal for social housing that allows to improve the living conditions of users, without neglecting the functional and formal aspects of it; for which it takes as its starting point the technological aspects presented by the construction system to be used and the minimum areas established in the POT.
