Elaboración de plan de mantenimiento para biblioteca, modular, aulas, laboratorios de la carrera de Ingeniería de Mantenimiento y taller de fundición – ESPOCH aplicando la metodología de mantenimiento centrado en confiabilidad.

Abstract

This project was developed a preventive maintenance plan for the infrastructure, the library, modular, classrooms, machinery and laboratory equipment of Carrera de Ingeniería de Mantenimiento y Taller de Fundición of ESPOCH, through the application of methodology and Reliability Centered Maintenance, where the preservation of buildings and of all assets depends on the quality of maintenance management. For the compliance of the general objective, as a first step the maintenance management of ESPOCH has been evaluated with the help of the Hierarchical Analytical Process, through the deliberation of maintenance criteria for university buildings and laboratory equipment. For the elaboration of the maintenance plan, the hierarchical technical inventory of electrical, mechanical, security and civil equipment of the Faculty was implemented, defining its respective coding, a criticality analysis was carried out to specify priorities of attention in the buildings and machineries. The maintenance activities were determined with their respective frequency and logistics for their implementation depending on the level of prior importance which was determined for each item. The technical and administrative personnel of ESPOCH were trained in the management of the maintenance plan that was entered into a Computer Assisted Maintenance System, thus establishing the indications of the modernization of the maintenance management in the institution. In the evaluation of the laboratories, an unsatisfactory level of qualification was obtained, which is why the application of the methodology applied in this work is recommended, as well as the application of the maintenance plan in the assets of the Faculty.
