Resumen
The central research of this document aims to approach an equation that allows to forecast the commercial value of land in conservation properties, with the description and parameterisation of variables, for which reference has been taken from research and analysis in a sample of 99 properties declared as conservation properties, located in the city of Bogotá, considering their own characteristics and those of adjoining properties, as well as the bases of normative regulation of land use, all this incorporated in commonly accepted methods of property valuation.
In order to establish the commercial value of both the sample properties and the adjoining properties, the valuation methodologies referred to in Resolution 620 of 2008 are used, in particular: the comparative or market method, the income capitalisation method and the replacement cost method.
