Abstract

In the following document, a feasibility study was carried out for the construction of a multi-family housing building in the municipality of Girardot, Cundinamarca, which began by conducting a market study through a virtual survey of 246 people from different areas of the country in order to know the potential clients of the project, in turn, an analysis of the competition was carried out, including the main characteristics of the projects offered by it. On the other hand, this project has the elaboration of a technical study that presents the architectural design of the houses, the cost of the land on which it is planned to be executed, the work budget that contains the analysis of direct and indirect costs and the analyzes of respective unit prices. Finally, a risk matrix was proposed that includes the external factors of the project such as political, economic, sociocultural, technological, environmental and legal, seeking to solve, through an adequate response action, the possible threats that the materialization may encounter. of the project. In this sense, the study showed that it is not feasible to carry out this project, since it has a high sale price and lower benefits for buyers compared to construction companies that are currently carrying out housing projects such as the one that It is proposed in this degree project, therefore, when materializing it, a high percentage of risk and loss is assumed for the corporation.
