© EURE.Based on a survey with 746 original households residents in six urban renewal areas in the heights of Santiago, Chile, the perceptions are quantified (mainly negative) of the effects of the high-rise construction on the local built environments, public and private goods attracted, valuation/devaluation of the neighborhood and existing residences, joint the reasons perceived for this latter. Furthermore, based on a correlation between the land prices paid by the period 2000-2012 and the sales prices of new apartments offered in these areas, we notice that almost half of the original residence population will not receive a land price enough to buy a new residence and to relocate their families in the same area. These results show the highly need to expand and improve the law of the social and economics externalities of the urban renewal market in Santiago.
